One of the popular garage doors in most residences is the roll-up garage door. This garage door is easy to install, lightweight and fairly inexpensive, and it offers adequate security and protection, keeping everything in the garage safe.

There are two main types of garage roller doors. One is made of various sections which are attached together and then get rolled up into the garage ceiling. The other type is similar, but it is made of a huge panel that fits into the garage ceiling once it is rolled up.

But like other doors, roll-up garage doors need to be maintained regularly to prevent common problems that could cause costly repairs.

Common maintenance problems

Below are some of the issues that need to be addressed by a garage roller door repair professional:

If you own a multiple panel garage roller door, performing maintenance and repairs will be simpler since the individual panels may be taken apart, fixed, painted or replaced.

The repair of a single-panel door can be costly and difficult to maintain even if it is made of fibreglass or steel. This means the door does not need intensive maintenance required by wood garage doors. So if there is damage that can't be handled, the whole door will have to be replaced.

However, single-panel doors that are made of wood need lots of maintenance. Wooden panel doors have to be cleaned, painted and sanded very often. Note that this will depend on the weather. For instance, if your area gets a lot of ice, snow or hot weather, maintenance must be done after a few months. Wooden doors also warp, and this can throw off the roller mechanism, creating an unbalanced door which won't work. Rotting, warped or split wood doors must be replaced to avoid damaging the roll-up mechanism further.

A steel-insulated single-panel door may become damaged or dented, requiring costly repairs or a replacement of the entire door. Compared to wood and fibreglass, steel roll-up garage doors are more expensive, so if they get damaged, it will cost you a lot to replace them. Most new construction builders like using steel-insulated doors, so as you buy a new construction home, note that you may be required to replace the steel garage roller door sooner than expected.
